Located in the heart of Alamo Square, 745 Fillmore Street is a well-maintained 17-unit apartment building consisting of 10 large studios and 7 one-bedroom units, supported by 11 on-site parking spaces. While the property offered stable income and irreplaceable location fundamentals, the seller sought a streamlined sale process with certainty of execution.


Our Strategic Approach


We launched the offering at $4,225,000 and designed a marketing strategy focused on reaching private capital, syndicators, and institutional investors simultaneously. During the marketing period, we conducted 15 private tours, allowing qualified buyers to evaluate the opportunity in depth.


Given the high level of engagement, we implemented a structured bid date to concentrate interest and create competitive tension. This approach resulted in 10 offers, 8 of which came in above list price.


The Result


The seller ultimately selected a well-capitalized, all-cash buyer who provided:
