Midway through our marketing process, the property was unexpectedly added to the city’s mandatory seismic retrofit list, a development that would typically derail buyer confidence and compress value.
But we didn’t flinch. Leveraging our deep market expertise, we pivoted fast and adjusted our narrative and honed in on buyers who saw opportunity, not risk. Through our trusted network, we sourced a local, all-cash buyer with extensive construction experience and a proven track record in seismic compliance. They saw the potential and moved decisively.
Despite the retrofit requirement and broader market caution following the 2023 banking volatility, we closed with that buyer at a price that was 10% higher per unit than any other 12+ unit sale in Cow Hollow or the Marina that year.
